Thremhall Park off to flying start for 2010

Just four days in to the new year, and already Thremhall Park Business Centre, Stansted can announce that their high quality serviced office space is over 85% occupied! With only a few rooms remaining, Thremhall Park seems to be bearing out the theory that serviced office space performs better in an economic downturn than traditional office space.

The above average performance of serviced office space is due to a variety of factors, the main one being that serviced offices are available on much more flexible terms than traditional office space. Serviced office space at Thremhall Park Stansted is available from as little as three months, with flexible notice periods from one month.

The other factor to the recession-busting high occupancy rates at Thremhall Park serviced offices is the all inclusive pricing. One low monthly price per workstation at Thremhall Park includes:

·         Furnished office space
·         Daily office, communal area and reception cleaning
·         Business rates
·         Buildings insurance
·         Utility bills (excluding telephone calls)
·         Telephone line (inc. individual DDIs, free voicemail, call diversion, call forward)
·         Free on-site car parking
·         Air conditioning/heating
·         Manned reception area
·         Kitchen facilities
·         On site coffee shop, ‘Relish’
·         Free large ‘breakout’ room with seating area, Sky TV, vending machine and A3 colour photocopier/scanner
·         LAN and Cat 5e Cabling
·         Shared access broadband lease line with ADSL backup
·         Networking
·         Firewall protection
·         24/7 security
·         Internal and external repairs

Data from the Department of Trade and Industry shows that small and medium sized enterprises (SMEs) account for over 60% of employment in the South East (as at 2006)1. Serviced office providers such as Thremhall Park support small/medium businesses by offering affordable, flexible office space.

If you think your company could benefit from the flexibility and value of serviced office space, why not give us a call to find out more, on 01279 874307?

Thremhall Park Champagne and Sparkles Ball

On Saturday 12th September, Thremhall Park Business Centre, Stansted, hosted a stunning ‘Champagne and Sparkles’ ball at their beautiful parkland location close to Stansted Airport. All proceeds from the event were donated to St Clare Hospice, Hastingwood.
The weather was sunny and warm, and guests were treated to a champagne reception on the lawn, accompanied by some perfect classical music on the harp.
St Clare Hospice staff and volunteers orchestrated various fundraising events throughout the evening, including a table draw, a silent auction, and a very loud, very fast-paced and very successful live auction! In total, over £6,500 was raised through these fundraising efforts.
Alongside these events, the guests were treated to a delicious three course meal from Anna Shutes, a great magician who elicited real gasps of surprise from the crowds, and live music until the early hours.
The event was a fantastic success, enjoyed by all – not least because they knew they were raising money for such a fantastic cause!

Run Bruce Run!

Thremhall Park Business Centre (Stansted) has a great record of working with charities since it opened two years ago. The fantastic Herts Air Ambulance charity has had a free office at Thremhall Park since their campaign began, contributing to the success of the organisation in raising valuable contributions.

Now Thremhall Park has offered another of its tenants a charitable boost – by donating all of his rent for March 2009 to his cause! Bruce Wright, of Pathfinder Executive Search (a Thremhall Park serviced office client), will be taking part in the Marathon Des Sables; a gruelling 6 day, 151 mile endurance race across the Sahara Desert (visit the website to read more horrid details!). Bruce will have to carry everything he needs for the week-long race on his back, including all food, clothes, medical kit and sleeping bag. He will experience temperatures of up to 48ºc, and will endure days of running on rocky, uneven ground and sand dunes.

Bruce is putting himself through the ‘toughest foot race on earth’ to raise money for Marie Curie Cancer Care (visit their website). Along with carrying out vital research and providing incredible care for cancer patients, Marie Curie Cancer Care offers support that enables terminally ill people to remain at home with their families. Bruce is aiming to raise a huge £10,000, so he needs as many donations as possible before the event takes place on 25 March – 6 April 2009. If you would like to sponsor Bruce (individually or as a corporate donor), please visit Bruce’s page at Just Giving. To see how Bruce’s training is going, visit his blog - you can also read about the fundraising events that he’s already completed, including hiking to the summit of Kilimanjaro.

It’s easy being green at Thremhall Park

From the very beginning, being green was built into Thremhall Park. Wherever possible, reclaimed materials from the original building were used in the re-build and renovation of Thremhall House, which is situated in
twelve acres of parkland – a haven for wildlife.

We have a recycling programme in place, for all paper, cardboard, cans, ink cartridges, and mobile phones. The paper and cardboard are collected by a local recycling firm (Prince Recycling, Great Dunmow). This helps to keep the road miles down too. Used ink cartridges and unwanted mobile phones are collected by Computer Aid, the world’s largest supplier of computers to developing countries. They also wipe, rebuild and recycle used PCs, donating them to African and South American countries.

All of our lighting and heating operates on a timer system, ensuring that we only heat the offices when required - not 24 hours a day! The same applies to our lighting - all office lighting is on a PIR (passive infrared) sensor system - so they are only on when someone is in the office. We use low-wattage fluorescent tubes in all offices, which are in turn recycled at the end of their life.

The best thing about all our efforts to keep Thremhall Park as low-impact as possible, environmentally speaking, is that all of these services are COMPLETELY FREE to our office tenants and meeting room users.

If you would like your company to be located somewhere efficient, green and friendly, call us for a chat about our services on 01279 874307.

Conventional vs. serviced office space

A new post on the Easy Offices blog (a great source of serviced and general office space news) discusses the pricing differences between serviced and conventional office space. Click here to see the article in full. It makes the comparison in a clear and concise way, and really makes it obvious why serviced is not the expensive option, whatever first appearances may be.

The main thing that makes conventional office space appear cheaper is the fact that quoting rents are always a lot lower than the rent (or ‘licence fee’) quoted by serviced offices. What is often overlooked is that the serviced licence fee is fully inclusive whereas the conventional rent is exactly the opposite - it doesn’t include a service charge, rates, fit-out, utilities, or phones and IT.

The other main bonus of serviced space is the flexiblity - a company can take space for only 3 months if that is all they need, whereas a conventional lease will usually be for a minimum of 3 years, with little flexibility in terms of break options, or the possibility of up-sizing or down-sizing as and when required.
